“Lender Apollo Forecloses On Republic Properties’ 200K SF Republic Square 2 In NoMa

Apollo Commercial Real Estate Finance has started foreclosure proceedings on Republic Properties’ 200K SF Republic Square 2 office building in NoMa after talking control of the loan from the private-equity firm Carlyle Group. According to public records, the Carlyle Group issued a $26.6M loan on the property in 2012 for its construction. The loan is now with Apollo, which acquired the $11.2M outstanding balance in July.
Republic Square 2, located at 600 North Capitol St. NW, near Union Station, is one of three assets that make up Republic Properties’ NoMa Square.
The firm released plans in 2008 to develop an 802K SF, mixed-use project in NoMa, and in 2011 broke ground on its first phase, the 614K SF Republic Square. That same year, the Carlyle Group issued a $151M loan to finance that first phase. Republic Properties completed construction on Republic Square 2 the following year.”
